Florida remains one of the most visited destinations in the United States, raising an important question for investors: Which Florida cities are best for vacation-rental investing?

Beaches, theme parks, international tourism, events, and entertainment create strong lodging demand. But tourism alone does not guarantee profitability. Before purchasing a short-term rental (STR), investors should evaluate demand, acquisition cost, operating expenses, regulations, and competition.

Kissimmee: Close to Major Attractions

Kissimmee is popular among families and groups visiting Central Florida. Its proximity to major attractions, plus its inventory of multi-bedroom homes and townhomes with pools and guest-oriented amenities, can appeal to investors.

Competition can also be significant. Analyze occupancy, average daily rates, seasonality, management, HOA, cleaning, and maintenance costs. Strong gross revenue does not necessarily mean strong cash flow.

Miami: International Tourism and a Premium Market

Miami offers a different investment profile. Beaches, dining, shopping, major events, and strong connections with Latin America and international markets create global demand.

Premium locations may command attractive rates, but acquisition costs can be significantly higher, and short-term rental regulations vary by municipality, neighborhood, and building.

Tampa Bay combines tourism with sports, business travel, and events, creating more diversified demand.

The Florida Keys offer exceptional tourism appeal and potentially attractive nightly rates. However, investors should carefully evaluate insurance, hurricane and flood exposure, acquisition costs, and local regulations.

A high nightly rate does not automatically equal high profitability.

How Should Investors Choose a Market?

Before buying a Florida vacation rental property, calculate the complete investment: purchase price, financing, property taxes, insurance, HOA, management, cleaning, maintenance, utilities, furnishings and vacancy.

Then estimate potential revenue using truly comparable properties and verify state, local, and association regulations.

Florida regulates qualifying transient accommodations, and licensing requirements may apply. Transient rentals are also subject to state taxes and may incur additional local taxes.

There is no single answer.

Orlando and Kissimmee offer strong tourism demand; Miami and Fort Lauderdale combine beaches with international visitors; and Tampa Bay and the Florida Keys offer different investment dynamics.

The right market aligns three factors: demand, legal ability to operate, and financial numbers that support your investment strategy.

Before investing, don't simply ask where tourists travel. Ask where you can buy strategically, operate legally, and achieve sustainable results after all expenses.
